This Terms and Conditions regulates the general conditions of access and use of the website accessible at the address HABIROOMS (hereinafter, the website).
The use of the website implies the full and unreserved acceptance of each and every one of the provisions included in this Terms and Conditions. Consequently, the user of the website must carefully read the present Terms and Conditions in each of the occasions in which he / she intends to use the website, since the text could undergo modifications at the discretion of the owner of the website, or because of a legislative, jurisprudential change or in business practice.

Acceptance of the Conditions:
The present conditions of use (the “Conditions”), together with the Privacy and Cookies Policy regulate the access of the website www.habirooms.com (hereinafter, the “Website” or “Habirooms”, without distinction) as well as the use of the services offered by the Company (the “Services”) by the user (hereinafter, the “User”) through the Website.
By accepting these Terms, the User declares that he is over 18 years of age and fully qualified to assume and comply with the provisions of these Conditions. If you are under 18 years of age, please do not access the Website or use the Services.
Register:
Registration as a client is free.
The user must register as such, completing the form, creating a username and password, which are personal and non-transferable.
The registered user agrees to make diligent use and to keep secret the password and username to access the services.
The user will be responsible for the expenses, damages and losses caused by the use of the services by any third party that uses their password and username for the purpose of a non-diligent use or loss of the same by the user. To prevent this situation, in case of loss of your password and username, please contact us.
Booking:
Through the website Habirooms offers an online platform where customers can make reservations. When making a reservation through the website, you enter into a direct and legally binding contractual relationship with the company since the reservation is made, although the rental agreement will be physically signed at the time of registration.
The user must register as such, completing the form, creating a user profile and password, which have a personal and non-transferable character.The user declares to be of legal age and have the legal capacity to formalize a contract. Likewise, it accepts expressly and without exception that the access and use of this website and its contents takes place under its sole and exclusive responsibility. The user must provide a series of personal data to make the payment of the deposit and complete the reservation process.
The user will receive an email from Habirooms confirming the acceptance of the reservation and all contact data.
Prices:
All prices are per room and the monthly rent is shown with expenses included (with limitations of monthly uses).
VAT and all other taxes are all included, unless otherwise indicated on our website, or in the communication before/during check-in. The price shown is only for individual use. Prices for couples, if applicable, have a supplement. Prices (including taxes) are always subject to possible modifications. Obvious errors (including misprints) are not binding.
Cancellation Policy:
The user can cancel the reservation within a maximum period of 24 hours from the moment the reservation is confirmed. This cancellation will have a charge of 100 euros and can only be carried out if the tenant has not made the checked in.
The total amount of the reservation will be lost in case of cancellation after the first 24 hours have elapsed.
The monthly payment (rent payment) has to be make the first 3 days of each month by bank transfer.
House Rules:
- You must be respectful with the floor and take care of the furniture.
- Do not drill the walls, or stick things that damage them.
- Check the room and inventory and warn if something is missing or damaged within the first 24 hours of your arrival.
- Remember to turn off lights and heat if you are not at home.
- When you use the washing machine or the common drying rack, remember to remove your clothes.
- Do not leave plates, pots, etc. without scrubbing, the ceramic hob / kitchen dirty, food in poor condition in the refrigerator, and do not accumulate objects on the countertops or refrigerators.
- Keep bathrooms clean and never throw waste on the toilet.
- You have to throw the garbage away daily and do not store it in the kitchen or the entrance.
- Do not leave personal items in common areas, you must have them in your room and leave it locked when you leave the house.
- If you lose the keys, notify the manager, you cannot make copies on your own.
- PARTIES ARE NOT ALLOWED. You can have guests at home as long as they are respectful both with the house and with colleagues. If you put loud music at night and drink with some friends, that it is considered a party.
- You can bring a friend home as long as he/she sleeps in your room. Please, try to notify your flat mates beforehand. If it is going to be more than one night or more than one person, you should consult us by email or WhatsApp. No guest can ever sleep in the living room.
- Notify the attendant of any breakdown, malfunction or breach of the rules. In the same way, consult any doubt that may arise.
- It is forbidden to smoke throughout the house and also allow the guests to do so.
- During the last 30 days of contract, you must allow access to the room rented to carry out visits with future tenants.
- Business hours are Monday through Friday from 09.30 to 19 hours. Otherwise, only emergencies will be attended, please respect it.
- The Check In takes place on the first day of the contract from 2:00 p.m. and until 7:00 p.m. and the Check Out takes place on the last day of the contract between 09:30 and 12:00 p.m. Check In / Out outside working time (09:30 a.m. to 7:00 p.m. Monday through Friday) will have a surcharge of 30€.
- Failure to comply with any of these rules may imply the loss of the deposit and the expulsion of the apartment.
